Cedar Creek Lake Home Sales
While the indicators (a full lake and rising stock market) for a fantastic year of waterfront home sales are looking good, we haven’t seen the expected results. Cedar Creek Lake waterfront home sales for the first quarter of 2012 were down 33% from 2011. On April 5th, there are 27 waterfront homes with contracts pending or sold so far this month. That’s what we like to see!!
Looking back at the first quarter of 2008, 41 waterfront homes sold and there were 332 on the market with a 14 month supply (293 homes sold in the prior 12 months then, compared to the current 160).
The good news for our Cedar Creek Lake sellers is that even with the reduction in sales, there aren’t many more homes on the market today.
Our marketing continues to deliver results. We’ve had 9 closings through the first quarter with an average sales price of $428,000.
